| dc.description | This research examines the issues of affordable housing problems in Yemen, with the focus on the major factors that are affecting of affordable housing in Al-Sheraton and Sawan areas in Sana'a, city, in particular and in Yemen in general. The study has two major objectives; the first is to provide a better understanding of the critical success factors that govern the provision of affordable housing in Yemen. The second objective is to develop the policy and guidelines on affordable housing in Yemen. This research is in fact the first comprehensive study of affordable housing, which is now becoming a heated social issue in Yemen, and one of the most pressing problems of Sana'a city. An important aspect is to see whether the Yemeni government has begun to implement programmes that will resolve the shortage of housing for low and moderate-income people, and to help ease the housing crisis over the last three decades. The research is divided into two parts; i.e. theoretical and practical. The research applied an exploratory technique where both the qualitative and quantitative data were used to explain the phenomenon in the area of study. Various techniques of data collection which include primary data by distributing questionnaires and interviews. The data from the questionnaire is then processed by using SPSS technique. The result from this technique is then cross-examined and supported by the interviews, observations and photographs. The theoretical part from the literature review is then integrated with the objective and intuition of the researcher in order to explain the study. The application of case study i.e. Al-Sheraton and Sawan in Sana'a helped to uncover the actual phenomenon where the context of the case helped to expose issues as explored and sought by the author. Three major findings are generated from this study. Firstly these two areas are completely different in nature and reality. But at the same time they share some similarities in the role of government in the provision of housing. Secondly, the housing sector in Yemen is performing inadequately and the price of housing is extremely high. More precisely, the house price in Sana'a city is far above the level of income of the people. The third finding is the Yemeni government has not had any substantial progress towards meeting the housing needs of its people, due to lack of the government housing policy in solving the problems that the country is facing. Furthermore, the housing problem is still dealt with in an ad hoc manner, rather than in coordinated and comprehensive fashion. This had resulted in myriads of housing policies which bear no relationship to one another and cause confusion in the housing delivery system. This research concludes by summarising the results and recommendations of key characteristics in terms of policies and guidelines for new alternative housing programmes are attractive for the low and moderate-income groups who seek for affordable housing and home ownership in Yemen.,PhD | - |
