Relation of physical factors and building management factors format to determining condominium management guidelines in Bangkok

Abstract

Habitat is base factor to human living. Specially, for 20 years ago, Thailand's habitats type condominium have been immediately growth, that is new style of habitat for Bangkok which response urban lifestyle. Living in condominiums is considerably new for Thais; thus many problems ensue. Because of condominium is more than family life style and used common area according to the same role and environment. For this reason, specify for condominium management guide lines. The aims of this research were to study physical building details and problems in managing common assets of condominium associations by condominium 15 case study. This quantitative research is correlation analysis. There fore. it is considered that a study on relationship of variables determining the physical management guidelines. To implement the study, correlation analysis is applied to identify the relationship between the physical variables and management variables which are expected to reflect the physical management guidelines. The preliminary result suggests that the physical variables have correlated with the management variable. Factor analysis is used as a mean of classifying the correlated physical variables into groups. Further, Multiple Regression Analysis (MRA) is correlation format. The findings suggest that 6 variables, such as building area, common area ratio, number of floor, number of unit and building system. This paper therefore concludes that should be reduce problems rise to determining management guidelines under disaccord with correlation of physical community.
