dc.description | School building is an education institution designed to provide learning spaces and environments to educate the students in forming knowledgeable generation in the future. The classroom is symbolic of a systematic learning space and environment where teaching and learning activity are well delivered uninterrupted by outside distractions. Moreover, classrooms should always be in good condition and comfortable use by the end-users especially students. With considering an increasing student population, the physical condition of the classroom becomes more crucial where the overcrowded student, lack of facilities and no scheduled maintenance are the major issues today. Therefore, this study is set to develop a tool to determine the school building's performance rating that directly focuses on measuring current classroom condition in the secondary school building. The research consists of four objectives; i) to appraise the concept of building performance assessment used for school institutional buildings, ii) to analyze current significant indicators involved in the classrooms physical environment at secondary school buildings, iii) to evaluate the relative importance score as weightings/ratings in constructing condition assessment indicators and iv) to develop a building condition rating tool for classrooms at secondary school buildings. This study adopted a mixed-mode approach that involves both qualitative and quantitative methods. Hence, there are three main phases of research involved in achieving all research objectives. To fulfil the first phase of research, determinants of the significant indicators were initially compiled from the literature review and previous study in building's assessment tool. The indicators further gathered and confirmed through semi-structured interviews involving 35 participants; technical and non-technical experts. The findings identified 23 indicators to be incorporated into the list of classroom physical assessment. For the second phase, questionnaire surveys were distributed to the 382 students as main classroom-end users. Thus, weight of the indicators was extracted using Relative Importance Index (RII) analysis method. The RII results ranked five indicators as the most important indicators; natural ventilation (5.5%), classroom capacity (5.4%), standard furniture (5.3 %), natural lighting (5.2%) and whiteboard (5.0%). The total weight from overall indicators were summed up for space management quality (19.9%), building condition (26.6%), indoor environmental quality (33.2%) and teaching learning quality (20.3%). Therefore, in third phase, these results used to develop the proposed rating tool and it comprised three steps in assessment development. The first and second steps evaluates each category and indicator using RII, weights and the condition score. The third step summarizes the assessed classroom by signifying a rating classification of "Excellent", "Good", "Medium", "Low" and "Poor", however that each rating's classification also includes with its condition grade and colour code. The proposed Classroom Condition Index (CCI) Rating Tool has significantly contribute to the comprehensive inspection and evaluation of classroom.
