Description: | Residential satisfaction is an essential parameter associated with housing conditions as it often influences people's standard of living. In the developing countries of Iran and Malaysia, housing is still considered a crisis among the low-income classes, particularly the vulnerable groups of society. In other developing countries, most low-cost public housing projects have not been successful, and the level of dissatisfaction is high because the real needs of residents are rarely considered. Hence, the level of residential satisfaction in low-cost housing in Iran (Tehran) and Malaysia (Selangor) should be measured by identifying the actual needs of the residents. Moreover, the factors that comprise residential satisfaction should be identified to raise the best possible perception of housing quality by residents, thereby facilitating future decision making. This study focused on residential satisfaction with low-cost public housing. Therefore, it identified the following key factors that account for residential satisfaction with low-cost housing in Malaysia and Iran: housing conditions and the physical appearance of housing, the sociological attributes of buildings, building management, facilities, accessibility, dwelling unit features, and building support services. These factors were determined in order to investigate residential satisfaction with low-cost housing in Malaysia and Iran and compare the significance of the influence of building and country on such type of satisfaction. Data were obtained through a quantitative survey using a questionnaire designed on the basis of the research objectives. The analysis methods included exploratory factor analysis, chi-square test, analysis of variance, independent sample t-test, and descriptive analysis. The survey forms were randomly distributed to 960 households living in eight low-cost housing projects, which were developed by government housing developers in Tehran and Selangor. SPSS software was then used to cluster and analyze the data. In addition, qualitative interviews with Iranian and Malaysian experts, including urban designers, architects, and residents, were conducted to support the research objectives. Case studies on low-cost housing in Malaysia and Iran were also undertaken. Results indicated that the levels of residential satisfaction in Malaysia (M=2.90) and Iran (M=2.81) were low. Country played an important role in the condition and physical appearance of housing units and accessibility, but it did not influence building management. The influences of country on sociological attributes, facilities, dwelling unit features, and building support services were limited to certain items. The highest residential satisfaction with the buildings selected was observed for Melor Taman Sutera (M=3.27), whereas the lowest residential satisfaction was received by Orchide Residence Complex (M=2.39). A significant difference was also observed in the residential satisfaction with buildings. Through its findngs, this study offers several applicable suggestions in terms of regulations and design criteria, which should be implemented and considered in such housing types.,Certification of Master's/Doctoral Thesis" is not available |
